  • Introducing Flexible Watermarks: Your Brand, Your Way

We know that when it comes to showcasing your properties, your photos are everything. They tell the story, set the scene, and represent your brand. Up until now, our system placed your logo in a fixed position on your images. While this secured your content, we realised that one size (and one spot) doesn’t always fit all.

Sometimes, the bottom-right corner covers a crucial architectural detail. Other times, your logo simply looks better centred or up top.

That’s why we are thrilled to announce our latest feature: Flexible Watermarks.

    Six Spots, Infinite Possibilities

You have the freedom to position your branding exactly where it creates the most impact without obstructing the view.

You can now choose from six different locations on your photos (Top Left, Top Middle, Top Right, Bottom Left, Bottom Middle, Bottom Right) and adjust the Watermark Sizing to ensure your logo is perfectly proportioned to your image.

Try Before You Apply: The Instant Watermark Tool

    made snappy 360 software

Not sure if “Large, Top Left” looks better than “Medium, Bottom Right”? You don’t have to guess.

We have updated our Instant Watermark Tool to serve as your testing ground.

    • Drag and drop a photo into the tool.
    • Tweak the Sizing and Location settings.
    • See the changes update in real-time.

This allows you to experiment with different configurations on the fly to see exactly how your branding will appear on your actual listing photos.

    Set It and Forget It

made snappy 360 floor plan software

Once you have found the perfect configuration that balances brand visibility with photo clarity, you can make it the new standard for your team.

Simply head over to your Branch Settings > Photos > Watermarking. Click “Edit” on the Watermark styling section, input your preferred Size and Location, and hit Save.

From that moment on, all future watermarks applied by the system will automatically use your new, custom styling. It’s that easy to keep your branding consistent and professional.

    Ready to Customise Your Look?

Log in to your dashboard today, head to the Instant Watermark Tool, and start experimenting with the new flexible positioning options!

  • How Does Made Snappy Compare to In-House, Outsourcing, and Other Solutions?

In the fast-paced world of property sales and lettings, your marketing materials are your shop window. But getting those professional photos, accurate floor plans, and immersive virtual tours can be a logistical headache.

Every agency faces the same debate: Do we do it ourselves? Do we hire a pro? Or is there a third way?

At Made Snappy 360, we’ve built our platform to solve the specific pain points of the traditional methods. Here is how we stack up against the alternatives.

Option 1: The “Old School” In-House Method

The DIY approach using a DSLR, a laser measure, and a lot of late nights.

This is often where agencies start. You buy a nice camera, send a negotiator out to take photos, and then spend hours back at the office sketching floor plans and editing shadows out of pictures.

    • The Problem: It is incredibly time-consuming. Measuring a 3-bedroom house by hand takes 20–30 minutes. Editing photos takes another hour. If your negotiator is busy resizing images, they aren’t selling houses. Plus, without professional training, quality can be inconsistent.
    • The Made Snappy Difference: We turn “In-House” into “In-Minutes.” You still visit the property, but you simply place a 360° camera in the centre of the room and click a button. Total time on site? About 10 minutes. No measuring tapes, no sketching. We handle all the processing, editing, and floor plan creation for you overnight.

    Option 2: Outsourcing to Professionals

Hiring a professional photographer for every listing.

There is no denying that a professional photographer produces stunning work. For a £5 million manor house, it’s arguably essential. But for your standard sales and lettings portfolio? It’s a heavy cost.

    • The Problem: Cost and logistics. Paying £150–£300+ per property eats into your margins fast. worse, you are at the mercy of their schedule. If a tenant cancels or the weather turns bad, you’re facing delays and cancellation fees.
    • The Made Snappy Difference: We give you professional consistency at a fraction of the cost. Because you capture the raw data (the 360 photos) yourself, you don’t pay for a photographer’s travel or hourly rate. You can shoot a property instantly whenever you (and the keys) are available. Our team then enhances the photos to professional standards – blue skies, colour correction, and all.

Option 3: Other Tech Solutions (e.g., 3D Scanning)

    The high-tech “Digital Twin” approach.

There are other tech providers out there, famously those that create “dollhouse” 3D models. They are impressive, but they are often over-engineered for the average UK estate agent’s needs.

    • The Problem: They can be slow and expensive. Some systems require 30–60 minutes of scanning time per property and expensive proprietary cameras. If you just want a great Rightmove listing and a floor plan, you end up paying for features you don’t use.
    • The Made Snappy Difference: Speed and simplicity. We use affordable 360 cameras (like Ricoh or Insta360) that fit in your pocket. Our “One Shot” technology means you take one photo per room. Our system is built to be camera-agnostic, allowing you to use any 360 camera you have. We don’t need you to walk every 5 feet to create a mesh. We focus on what actually sells homes: bright photos, accurate floor plans, and a smooth virtual tour – delivered the next working day.

    At a Glance: The Comparison

    The Verdict:

Made Snappy 360 isn’t just “another option”, it’s the hybrid solution.

We combine the control and speed of doing it in-house with the quality and ease of outsourcing. You take the pictures (which is the easy part with a 360 camera), and we do the heavy lifting: the editing, the measuring, and the hosting.

Try our workflow, you wont go back.

  • St Luke’s Hospice Virtual Tour

Supporting St Luke’s: How a Virtual Tour Can Ease Worries for Families

Visiting a hospice for the first time can feel overwhelming. Whether someone is preparing for a stay, visiting a loved one or supporting a family member, not knowing what the environment will be like can naturally create anxiety. That’s why we were honoured to partner with St Luke’s Hospice Plymouth to produce a full 360° virtual tour of their specialist unit in Turnchapel.

This immersive online experience allows people to explore treatment rooms, communal areas and peaceful gardens from the comfort of their home. For many families, this level of transparency provides reassurance at a time when clarity and calm really matter.

    View Tour

“Many people, including young children, may have never stepped foot inside a hospice, so will be unsure of what to expect,” St Luke’s shared when launching the tour. “Thanks to the virtual tour you can now explore the rooms ahead of time, including the family play room.”

The tour also sensitively includes areas people may feel hesitant to ask about, such as the Resting Place for Patients – a quiet, private room where families can say goodbye before their loved one goes to the funeral directors. By offering this online, St Luke’s provides transparency and comfort at a deeply emotional moment.

    A Partnership Rooted in Community

Made Snappy 360 is best known for supporting estate agents with high-quality virtual tours, detailed floor plans and professional photography, but our technology is increasingly being used across the commercial sector – including healthcare settings, schools, serviced offices, leisure venues and community buildings.

Our goal is simple: help people understand spaces clearly through accessible, interactive technology.

Our Marketing Manager, Verity Collyer, explains:

“We provide a customer-first service, offering tools that help estate agents create virtual tours, detailed floor plans and high-quality imagery for their property listings.

We chose to support St Luke’s not only because they are a valued part of our local community, but because we recognise the vital role they play for families across the region. Having previously worked in the care sector, I’ve seen first-hand the dedication, compassion and level of support required by hospices and the teams behind them. St Luke’s work touches so many lives, and we are proud to help showcase the incredible care they provide.”

    Using Technology to Bring Comfort

Virtual tours are no longer just for property marketing. Businesses and organisations across the UK use 360° technology to:

⦿ Reduce visitor anxiety by showing environments clearly online

⦿ Support accessibility and inclusivity for those with mobility challenges

⦿ Help families, patients and staff prepare for visits

    ⦿ Improve trust through transparency

⦿ Showcase facilities to donors, partners and the wider community

For hospices and care providers, being able to walk through a space virtually can make a significant emotional difference. St Luke’s can now offer a clear visual journey to anyone preparing for a visit, helping individuals and families feel informed, prepared and reassured.

Proud to Support St Luke’s Hospice Plymouth

We’re proud to play a small part in supporting the extraordinary work of St Luke’s and hope this virtual tour helps bring comfort, clarity and confidence to those who need it most.

If your commercial building, care home, school, office space or community organisation could benefit from a virtual tour, floor plan or photography package, our team would love to help.

  • Revolutionising Trust in Estate and Letting Agents: How a Plymouth Tech Company is Rebuilding Trust.

The property industry, long marred by issues of trust and transparency, is on the brink of a significant transformation. On the vanguard is Made Snappy 360, a Plymouth-based tech company whose innovative listing solution is reshaping the relationship between estate agents and their clients.

Recent statistics from MoveiQ reveal a troubling reality: only 14% of people trust estate agents to disclose the negative aspects of a property. This gap in trust underscores the critical need for transparency, particularly in providing material information for a property, essential when making informed decisions.

Recognising this need, new guidelines were introduced by Trading Standards Trading Standards for material information in Property listings in November 23, aiming to improve the clarity and consistency of the information that agents must provide when marketing a property. The NTSELAT worked with the property industry and major property websites like Rightmove and Zoopla to develop the guidance.

The legislation mandates that agents must disclose material information transparently and upfront. These guidelines are clarifications of existing legislation, designed to protect consumers from material loss, ensuring they receive accurate property details before making decisions. This applies to the entire transactional process, so any relevant information may influence the decision-making process of a potential tenant or purchaser, including the decision to view a property in the first instance.

Consider the frustration of attending a viewing and discovering awkwardly shaped rooms that weren’t clearly described or discovering that a “double bedroom” cannot function as such due to restricted head height. These misunderstandings, often unintentional, stem from difficulty in accurately describing such spaces. However, they have serious consequences. There have already been instances where agents, failing to provide this crucial information, faced private court cases and redress schemes, resulting in substantial fines and penalties. For this reason, Material information requirements should be near the top of every agent’s risk register.

A survey conducted by Moverley with over 11,000 buyers indicates strong support for agents providing more upfront information to buyers. The survey reveals that 31% of respondents had to dismiss a property during a viewing after discovering an issue that could have been disclosed earlier. Additionally, 15% encountered similar problems after submitting an offer. An overwhelming 93% of participants support the idea of upfront material information to ensure they are fully informed of any issues before viewing properties.

An additional 55% of participants in the Moverley survey noted that all the properties they viewed provided both Part A and B upfront information. However, this means many properties still lack the required information. Regarding Part C information, which is relevant to all properties, only 22% of buyers reported that most, or all of the homes they viewed provided this upfront.

A key element of the material information requires agents to provide detailed and accurate measurements on both Sales and Lettings. Agents typically take considerable time to manually measure, and sketch a property, then transfer it to their floor plan software of choice. In this evolving landscape, Made Snappy 360’s core offering emerges as a game-changer. Their technology enables the creation of virtual tours and floor plans at the press of a button, taking an average of just 10 minutes per property, it offers remarkable efficiency. This rapid turnaround helps agents comply with the new standards without additional resourcing or sacrificing the speed necessary to keep listings competitive.

Virtual tours combined with fully compliant floor plans provide a comprehensive view of properties, leaving little room for misrepresentation. This technological advancement transforms what was once a mere marketing tool into a compliance asset. For the lettings market, where rapid turnovers often preclude detailed listings, the new guidelines necessitate significant workflow adjustments. Here, Made Snappy 360’s solutions can alleviate the administrative burden, with a startlingly fast solution that allows agents to focus on client relationships, winning new instructions, and strategic business growth.

This moment represents a pivotal opportunity for the property industry to rebuild its reputation. By embracing transparency, agents can not only assist prospective buyers and tenants but also optimise their operations by taking ownership of the listing process. Accurate listings prevent wasted viewings, ensuring that both agents and clients invest their time wisely. As property portals and CRMs adapt to these changes, and Trading Standards prepare public education campaigns, the industry’s shift towards transparency will soon become a matter of necessity.

The challenge lies in overcoming resistance to change. Many agents may initially dismiss the need for such innovations, only to later regret their hesitation as enforcement comes into effect later this year and early adopters gain a competitive edge. Embracing these technological advancements will not only safeguard your business but dramatically improve efficiency and client satisfaction.

Made Snappy 360 is at the forefront of rebuilding trust through technology. Their virtual tours allow potential buyers and renters to explore properties in detail from their homes, mitigating the risk of surprises during in-person visits, and further building agent credibility before any physical visit. This transparency reduces the risk of misleading listings, fostering trust in the estate agent’s integrity and positively transforming the industry’s reputation.

The benefits extend beyond trust. Enhanced customer experiences enable clients to navigate properties at their own pace. This empowerment fosters a positive relationship with estate agents, who are seen as facilitators rather than gatekeepers. Efficiency gains are also significant; clients can narrow their choices online, while agents can concentrate on serious buyers, respecting everyone’s time and building a more trustworthy service.

As consumers become increasingly tech-savvy and are educated on what to expect from agents, their expectations will evolve.

Adopting innovative solutions like those offered by Made Snappy 360 aligns estate agents with modern consumer expectations, showcasing a commitment to improving the client experience. Imagine the impact of arriving at an appraisal with a 360 camera in hand, ready to market a property. This not only impresses clients but also demonstrates a proactive approach, countering the often-heard complaint that agents charge “money for old rope”.

The need to prioritise clients’ needs by providing upfront material information and minimising unnecessary property visits is clear. This approach offers a more compliant, efficient, and satisfying service for clients, but also pulls back huge amounts of time for agents addressing long-standing issues in the property market by creating more sustainable operations, both financially and also environmentally, by reducing agents’ carbon footprint.

The updated NTSELAT guidelines have given estate agents a definitive guide on precisely what should be included when marketing a property for sale. While many are making good progress in providing the required information to homebuyers, it’s clear that there is still some way to go to ensure full compliance across the board. New technology is critical to adoption, by improving professional standards and shaping the industry trajectory.

In embracing this property listing revolution, we stand to benefit collectively. Digital solutions are integral to the evolution of the industry and Made Snappy 360 is leading the way, showing that with the right technology, trust can be rebuilt, and the property industry can finally offer the transparency and efficiency that clients deserve.

  • How Property Virtual Tours Can Enhance Open Houses

Property virtual tours are revolutionising the property industry by enhancing the traditional open house experience. For developers and potential property buyers, understanding how these tours can be utilised effectively is really important in expanding the reach of potential buyers.

    What are Virtual Property Tours?

Property virtual tours are immersive digital experiences that allow potential buyers to explore properties online. Utilising 360-degree photography and 3D scanning technology, these 360 virtual tours provide a realistic, interactive view of the property, enabling users to navigate through rooms and see details from various angles.

The Advantages of Virtual Tours in Real Estate

Virtual tours offer several advantages for property marketing. They attract more potential buyers, notably the student rental market in recent years, by providing an engaging, immersive experience. Additionally, they save time and effort for both buyers and developers by reducing the need for multiple physical viewings. By keeping potential buyers engaged longer, virtual tours can increase the likelihood of a sale.

Virtual tours of a property, also allow buyers to pre-screen a property ahead of an open house they are interested in attending. Pre-screening will help to separate time-wasting viewers from viewers with real intent of purchasing. It can be viewed as a lead qualification tool. If all viewers have watched the virtual tour, then estate agents will feel confident that those who attend in-person open houses are highly likely to be interested in purchasing.

How Virtual Tours Enhance Open Houses

Virtual tours serve as an excellent complementary tool to traditional open houses. They act as a pre-screening method, allowing serious buyers to explore the property beforehand. This not only expands the reach to out-of-town or international buyers but also offers convenience by enabling buyers to revisit the property virtually after attending an open house.

Virtual tours also act as a marketing tool. They help drum up interest and exposure by showcasing a listing in a tangible and immersive way without the need for the prospects to leave their own home.

Virtual Tours vs. Traditional Open Houses

While traditional open houses offer a personal touch and the opportunity to experience the property firsthand, virtual tours provide unmatched convenience and accessibility.

Virtual tours allow potential buyers to explore properties at their own pace and time, making them an ideal solution in today’s fast-paced world. Combining both methods can provide a comprehensive marketing strategy, appealing to a broader audience. Potential buyers can view the property as many times as they want for as long as they want, and easily show other potential stakeholders, allowing them to build a strong connection with the property without even viewing it in person.

How to Create Effective Virtual Tours

For developers, creating an effective virtual tour involves choosing the right technology and provider. Make sure you invest in high-quality visuals and create an accurate and detailed floor plan. Additionally, you can enhance the tour with supplementary information about neighbourhood amenities and school ratings to provide a more comprehensive view of the property.

Common Questions about Virtual Property Tours

    ○ What is a virtual open house? A virtual open house allows potential buyers to view a property online in real time, often with the agent available to answer questions and provide additional information.

    ○ How successful are virtual tours in selling properties? Virtual tours have proven to be highly successful, with many developers reporting increased engagement and faster sales. According to industry data, properties with virtual tours receive more views and higher buyer interest.

    ○ What equipment and expertise are needed to create a virtual tour? Creating a high-quality virtual tour requires specialised 3D cameras, software for stitching images together, and expertise in digital imaging and real estate marketing. Work with a company like Made Snappy to create a fully branded 4K virtual tour.

    Future Trends in Property Viewing

Emerging technologies such as virtual reality (VR) and augmented reality (AR) are set to further enhance the property viewing experience. These technologies offer even more immersive and interactive experiences, allowing buyers to visualise themselves in the space more effectively.

This technology will help buyers to physically see themselves in the space, and to play around with furniture arrangements and potential renovations that they may struggle to envisage with imagination alone.

With VR, potential buyers could put on a headset and be physically transported to the property they are viewing, without actually having to physically be there. This would be of tremendous value to international buyers who need to know that they are making a sound investment but may not be able to fly back and forth for traditional in-person viewings.

Embracing the Future: Virtual Tours as the New Standard in Property Viewing

Integrating virtual tours with traditional open houses offers numerous benefits for both developers and buyers. Embracing this technology can enhance the property viewing experience, making it more engaging, convenient, and effective.

With cutting-edge technology providing a comprehensive viewing experience, virtual tours are becoming an essential tool to have alongside a robust digital marketing plan for real estate.

  • How Technology Helped a Letting Agent Avoid a £25,000 Fine

In a strategic move aimed at avoiding substantial fines, Kevin Hall, Director at Martin & Co Ashford, has successfully integrated advanced technology into his property listings. This innovation not only ensures compliance with stringent regulations but also enhances the rental process for prospective tenants.

Kevin’s proactive approach came in response to new regulations mandating room dimensions in property advertisements. Initially apprehensive about the additional workload and costs, Kevin sought a practical solution. “I used to manually measure around 30 properties per month, invest in floor plan software, and spend considerable time preparing each plan,” he recalled. “However, this isn’t feasible in lettings, where landlords seek efficiency and quick turnovers.”

Turning to Made Snappy 360 for their streamlined floor plan services proved transformative. “They provided the easiest way to integrate room dimensions into my business model without disruptions,” Kevin explained. “What used to take hours now takes less than 10 minutes, ensuring compliance with Trading Standards while facilitating swift, risk-free property transactions for landlords.”

made snappy 360's listing tool for estate agents

    Floor Plan Benefits

While compliance is possible without a floor plan, accurately describing and displaying properties with odd or L-shaped rooms can be challenging. Floor plans provide precise representations of the shape, size, and measurements of properties, ensuring clarity and accuracy.

    Virtual Tour Benefits

Virtual tours ensure that Kevin Hall and his team at Martin & Co Ashford are conducting thorough due diligence and are not withholding any information about the property. These 360 tours provide a transparent and detailed view of the properties, demonstrating the agent’s commitment to transparency and protecting the interests of both landlords and tenants before the rental process begins.

    Passing Costs Onto Landlords

To cover the associated costs, Kevin implemented a £25 fee for landlords of new and re-let properties. “After issuing an email variation to my landlord terms of business, explaining the necessity under National Trading Standards, we simply passed on the cost,” Kevin noted. Remarkably, this adjustment met with unanimous approval from landlords. “We have not had one objection,” Kevin added, illustrating the pragmatic acceptance of this approach within the industry.

This proactive adaptation underscores the pivotal role of technology in modern real estate practices, where efficiency and compliance are paramount. Kevin Hall’s success story at Martin & Co Ashford exemplifies how innovation cannot only mitigate risks but also drive operational excellence and client satisfaction in a competitive market.

  • The Ultimate 5-Minute Guide to Winning New Landlords in 2024

The challenge of securing new landlords remains formidable in 2024. With many landlords continuing to exit the market, the competition for those who remain is fierce. As a business owner, your marketing strategy needs to evolve as much as your legal and compliance processes. Despite the rapid turnover of rental properties, sticking to old methods won’t cut it anymore.

Embrace New Regulations to Gain Trust

In November 2023, NTSELAT introduced guidelines requiring estate and letting agents to provide consumers with “material information” for informed decisions on sales and rentals. As this campaign gains momentum, and with the property portals updating their fields in the first quarter, compliance is crucial. One of the fastest ways to ensure compliance is by offering accurate floor plans and 360 virtual tours.

    Innovate with Made Snappy 360

While 360 virtual tours are not new, Made Snappy 360 has revolutionised the process by allowing the creation of floor plans from 360 images, delivered to you the next working day. For an average 3-4 bedroom property, this process takes just 10 minutes, saving agents significant time and money.

Use Virtual Tours to Attract New Landlords

Virtual tours can do more than just showcase properties – they can help you win new landlords. By utilising the property showcase page we provide as part of our services, a collection of high-quality photos, virtual tours, and floor plans, you can impress potential landlords. Sharing your showcase page in person, via email, or through social media campaigns will instil confidence in landlords that their property will be expertly marketed and fully compliant.

    Pass Compliance Costs to Landlords

Compliance is a necessity, and the cost of our services can be transferred to the landlord. Our virtual tours can be downloaded, stored, and shared with landlords. When tenants give notice, you can re-market properties quickly without the hassle of revisiting the property. To maximise your positive reviews, sharing the virtual tour with your landlord can really sweeten the deal.

    Stay Ahead with Proactive Technology

Embracing Proptech early is a bold move that can set you apart in a competitive market. By integrating this technology, you can streamline the listing process, ensuring compliance and efficiency. This approach allows you to rapidly expand your inventory and stand out in a market that shows no signs of slowing down.

Implementing these strategies will not only keep your business compliant but also make it more appealing to landlords. By leveraging virtual tours and staying ahead of the curve, you can secure new landlords and grow your business in 2024.

  • 6 Ways Agents Win Instructions with Made Snappy

Built specifically for residential estate agents, Made Snappy 360 is the silent partner to nearly 400 agents: streamlining and simplifying their in-house listing processes. There are four key services: floorplans , virtual tools , photo editing , and vendor/buyer prospecting .

As we enter a buyers market , we focus here on the relevant arguments our clients use when pitching for vendor instructions against the local competition using Made Snappy as their silent partner.

    1. More buyer (and vendor) leads on property portals

    2. Listed next working day

    Next day delivery

With Made Snappy 360 you have control of your listing process and not dependent on the diaries of third parties to get everything ready market.

Made Snappy 360 has never missed a next working day deadline and is frequently mentioned in our agent video testimonials .

    3. Aerial shots to impress vendors with outside space

When outside space is a key selling point for your vendor’s property, it’s a two-minute job for our clients to use our aerial stick to create a 360 aerial tour to set them apart from other agents.

Here’s a link to how it works.

    4. Private virtual viewing feedback

When tours are locked off on property portals, clients get a vendor report showing number of “private virtual tour viewings” that have taken place giving another point of vendor communication and feedback.

    5. Working in a bigger market compared to the competition

Virtual tours make it easier for out-of-area buyers to view, expanding the geographical market for their home. Sellers want quick offers, a speedy sale and the best price possible for their home. Fishing for buyers in a larger pond helps your vendor get what they want.

    6. The only local agent to guarantee 360-degree sunshine

Impressing vendors with great photography has always been important. We make all your images look great with our unique photo-editing technology. We’re also the only supplier to add blue skies as standard on 360 tours, meaning our clients are often the only agent in the area to guarantee 360 sunshine 😀.
